Privacy Policy

What is a Special Warranty Deed?

A Special Warranty Deed warrants only that no party made a claim to the property during the seller's ownership. Under a special warranty deed, the seller is not liable for any defects in the title attributable to his predecessors.

What is a Quit-Claim Deed?

A Quit-Claim Deed is a general release of all claims or rights to a parcel of land.

What is a Grant, Bargain Sale Deed or Warranty Deed?

In a general warranty deed, the grantor warrants the title against all defects, regardless of whether those defects existed before the grantor took title, or arose while the grantor held title.

What is a land contract?

A type of seller financing in which title does not transfer from seller to buyer until the mortgage has been paid in full. Under a land contract the buyer gains equitable title and seller maintains legal title.

Is the property staked or surveyed?

The property was surveyed when it was subdivided. In order to keep our prices low we typically do not hire a surveyor to stake the property . Nevertheless, our property in Nevada has been staked and surveyed.

Will Frontier Properties sell to me off-line?

If you have acquired land from us in the past and are willing to purchase a higher volume of property we will entertain selling directly. However, this happens in rare circumstances as we feel the auction process represents the fairest price of the land at that time.

Do you offer title insurance and can I run a title search?

Yes. The winning bidder may do both at their expense. Nevertheless, we acquire our land free and clear of liens and encumbrances.

What is the Agricultural Deferral Fee?

When we subdivided the property we took the section out of Agricultrual Tax status and were assessed seven years back taxes at the rural residential tax rate. What is a dedicated easement?

It is the legally recorded access to a property. It is seen on subdivision maps as the designated roads. It is usually granted to the property when the property is originally subdivided and it is recorded at the county. A dedicated easement guarantees you the right to access your property so that it is not landlocked. You have the right to blade this access and make a road if it doesn't already exist. Our sections have 30' easements throughout the subdivision for legal access.

Are mineral rights included with the property?

The mineral rights are not included with the Nevada or Treasure Lake property. However, our parcels have been geologically investigated and nothing of value was found. Nevertheless, if the company which owns the mineral rights wants to explore on your property they will simply buy you out at a nice profit to avoid the hassles and potential litigation.

What is the definition of POA?

POA is defined as Property Owner's Association. This is an association usually formed by the property owners of a particular subdivision. Some of these associations have annual assessments which are always noted in the listing. These dues are used to improve or maintain roads, upkeep of the community area, and generally add value to the community.

Do Any of your properties have liens or encumbrances on the title?

No! In fact, we guarantee our properties have clean title.

What happens after the auction?

At the close of the auction the winning bidder will be sent an email outlining closing instructions. The email will contain links to pay for the auction via check or credit card. We accept all major credit cards including American Express and Discover.

We expect the winning bidder to pay the willing purchase price within three (3) business days of the auction close date.

AFTER WINNING BIDDER HAS PAID:

The winning bidder will receive a package from us via 2 Day Federal Express. This package will contain a deed in the name or names of the buyer(s), plat maps, pictures, and related material specific to the property acquired. One you approve the deed is correct, we will pay all fees and taxes to insure your deed is properly recorded. The package will contain complete instructions along with the county phone number and address. The entire process from payment usually takes two weeks.

In Summary the package will include:

  • A Deed, its Exhibit (property description), and the Affidavit of Property Value as required by the state for proper recording.
  • Simple instructions to confirm we should record the deed in the Winning Bidder's name with the county where the property is located.
  • Plat and area maps of the property.
  • Color picture(s) of the area where the property is located .
